Things to consider when interviewing a listing agent:
Ø Get a marketing plan in writing so you can document the items
that were promised to you when you signed the listing agreement. I provide an itemized plan including an estimate of sellers net proceeds.
Ø Ask agent how often they will be in touch with you– this will help define
the communication baseline. The most common complaint of sellers is their agent does not contact them. I send a weekly update on Real Estate activity and stay in touch on a regular basis.
Ø Ask about the commissions rate and find the plan that fits your needs. I have options to allow the commission to your needs.
Ø Ask agent how they will handle it if you are not satisfied with their performance. Discuss the terms to cancel the listing contract if they are not holding up their side of the agreement to properly market and represent your home. Then, get it in writing. I offer a performance guarantee in writing.
Ø Hire the agent with the best marketing plan. This is serious business, and needs a full time professional agent and a professional company to increase your chances of success and the best bottom line.

Ø Be sure to see the MLS payout that your agent will be offering to the agent that brings the buyer. Be aware of industry standards and how deviation from the standard puts you at a disadvantage.
If you are paying 6% commission, insist your payout is the standard 2.7% .
If you are paying 7% insist your payout is 3.15%.
I also offer a 6.5% commission with a 3% payout.
Ø Insist on an electronic lock box. I guarantee your agent would put one on their own home, so why are some agents using a hardware store lock box on your home? Electronic is the state of the art in showing security , you deserve it on your home. I always use electronic lock boxes for your security.
Ø Ask if you are able to contact that agent directly, or just their assistant.
